As borrowing conditions and confidence improve, the UK housing market is seeing an increase in homes for sale.
Zoopla, a property listing website, reports that February will likely record the most newly listed properties in the last decade.
These figures are accompanied by signs of a firmer mortgage market and better pricing.
They all point towards a market that has regained activity following a period of political insecurity and a tightening up of financing conditions as we approach the budget for November 2025.
Listings jump
Zoopla’s most recent update shows that activity in 2026 is on the rise.
The fall of mortgage rates, which has reached their lowest levels in 4 years, is a key factor.
The availability of loans has improved for all buyers, but especially first timers.
Data shows that the market is shifting in a positive direction. The number of homes on the market has already increased by 6% compared to a year earlier.
This number will continue to rise as households move in greater numbers.
Zoopla says that the increased number of sellers is a reflection of heightened confidence among home owners and their renewed desire to sell.
Prices edge higher
Other market indicators show that prices are also stabilising.
Royal Institution of Chartered Surveyors reported recently that there are tentative signs the market is turning a new corner following what they described as a difficult period.
The monthly growth in prices has been recorded by two major lenders.
Halifax reported that the average price of a house rose by 0.7% during January. Nationwide also recorded a 0.3% rise in that same month.
Moneyfacts, a data provider that specializes in mortgages with low deposits has revealed separate statistics showing the largest choice for first-time homebuyers since at least 18-years.
The expansion of product offerings is linked to the loosening of affordability standards and increased competition among lenders for new borrowers.
Renting versus buying
The lower mortgage rates also have a shifted balance in favor of renting and buying.
Zoopla reports that 40 percent of UK homes now cost less to rent than buy. More than 50% of the homes in some areas fall under this category.
The main reason for this change is the lower borrowing costs.
Renters can find that their monthly payments are comparable or even lower than the rental cost, depending on where they live and how much deposit is paid.
Despite improvements in borrowing conditions, there are still affordability issues.
Experts say that the biggest obstacle to many young buyers buying a home isn’t the rate of the loan, but rather qualifying for one.
Rents and other living expenses are high, making it difficult to save for a down payment.
The pressure of student loan repayments is increased by the high interest rates and freezing repayment thresholds. This makes it difficult for people without financial support from their families to buy a home.
Zoopla noted also that the increasing supply of housing is expected to hold house prices in check even though activity increases.
A greater choice of products for the buyer may encourage transactions and prevent rapid price increases.
